Default New to this ( and any other ) forum

    Hi Everyone,

I am totally new to this, I have never joined a forum before so please be gentle with me !!
I moved over to La Linea, Cadiz in Decenber 2009 to ' start a new life '
I am interested in starting up a small cafe/takeaway, I have sourced a property to rent which was previously an office so it has none of the things I would need apart from a small toilet ! ( which will probably come in very handy if things start to go wrong !!
Does anyone know how I go about this ? What licences do I need, do I need health Department approval, where do I get my equiptment and goods ?
As you can see I am VERY new to this and need all the help I can get !

Looking forward to the fun stuff ! eventually !!!

Why wouldn't you lease an existing place to save you hassle?

The place I have seen is right next to an established bar and is opposite the ' beach ' and next to a Traffico office so will have a lot of foot traffic !

Hola Jacko, The first thing you need is an arquitect, he will make you a proyjecto (project) with this you can ask various builders for quotes and the town hall for change of use.
I would pay a reserve on the bar say 1000 , and ask for two months before doing the contract. In those two months you can have your project done, ask for the permissions from the town hall for change of use etc. If it all fails the you have lost only 1000 and the cost of the project maybe 750 to a 1000 euro.
The project will list fire extinguisehers, ramps, hot cold water, gas points, emergency lights, air extractors , kitchen extractors, toilets, it will have the layout of your kitchen, the amount of volts power you need from electric company etc.
Please dont rent the place and start knocking it about until you have the project done and submitted to the town hall.
I hope this helps, ask any question that you may have because I have done what you are doing at least five times here in spain. Good Luck

    Hi Jacko and welcome

Is the bar below flats? If so you have to get permission from the neighbors committee because you will need an extractor system (depending on what you are planning to do) this will have go right to the top of the building.

Also there are quite a lot of rules and regulations regarding bars, I think you have to have 2 loos and depending on the size of the place one would have to be wheelchair accessible.

It might be easier to look for a place that has this already! Also you would need special gas and electricity terms which involves changing the meters and installation from the street to the meters.

Would I be right in thinking that if i dont have any indoor seating then I dont have to supply toilets for public use ?

    Spanish Property 2012

I think it varies in different areas, it's best to check (maybe the council has a web with more details). If you need any help with understanding anything fire away!
