    Hello,
    We checked Kyero but could not find anything less than 500E/mo in Malaga. We found enalquiler(.)com and saw a bunch of appartments for 400 and less in Centro. Whao!!! Is that what prices are like in Spain? It also seemed that rentals were offered by agencies not individual persons. Who do they collect the fees from? Are these scams?
    Would the rental contract stipulate what the extra costs are?
    What are they, strata fees, utilities(electricity, gas, water), internet, phone. Is there anything else, would some of them be included in the rental cost?

    There are cheaper properties - but like most other places you get what you pay for. 500€ a month isnt that horrendous IMO, but as I say, you get what you pay for and need to look around at them, rather than rely on photos! You can also negotiate on the price once you seen the property. Those prices usually include local taxes, but not utility bills - which in the Málaga region are roughly the same as UK utlility bills

    I think the Kyero site is a group of several letting agents who have "clubbed together" to produce Kyero and from what I'm aware they're all genuine.
    When you finally agree on a property you'll give them a deposit - usually the equivilant of one months rent, altho some want two months and some may even like to have some rental up front - but its all negotiable.

    So you need to make contact with these agents and go and see a few of their propertiers before you can judge whether its a good deal or not. Rentals have been getting cheaper recently, due to so many being on the market - that said there are also a lot of renters who have decided not to buy right now, but want to live in Spain - apparently??!!

    It is very true, the photos could be very deceiving, being used to the North American standards, the look of those appartments blew me away, but like you said, a bad location...no thanks

    Hi, In depends where you want to live. I live in Torrevieja and i know of a great 1 bed place with large terrace etc and it is light and spacious, and is is only 200€ plus bills which are not high, I also know of a 3 bed in San Miguel that is enormous and the guy wants 450€ plus bills so look around. Bargains are there.

    200E wouldn't that be nice? You couldn't rent a shed here for that kind of money...
    It looks like a good time to rent in Spain.

    Hi there,

    IMO the prices you mentioned are not especially high and I think they are standard for renting in Spain.
    I have to agree with the others you defiantly have to have a look in person at the flat.

    It is also common to work together with an agency to find a place to rent.

    Going back 2 or 3 years I agree 400€ was easily achievable but these days there are many rental properties available for around the 200/250€ mark....the climate has changed.....
    Thinks that if all economists were laid end to end, they would not reach a conclusion

    In Barcelona you're lucky to get somewhere decent under 1000 euros

    I agree that the climate and prices changed but Barcelona is still expensive as hell. But also here if you are patient you will find more decent prices.

    I always water my eyes when I compare the prices to for example Berlin, but hey you can not have it all :-)

    Spanish Property 2012


    By far the best way to get a good rental deal is by wandering around the area you want to live in and make a note of the phone numbers displayed outside properties. We spent a few hours doing this and came away with about 25 numbers and ended up with a great rental property without incurring any agent costs/commissions so both the owner and the tenant win. enalquiler.com is very good and if you change the search terms to Particular then you avoid the agents as well

    Water and community charges are normally included, all the others are up to you to pay and vary depending on usage
