Default All the renters out there can you help out , please :-)

Check List for tenant renting in Spain. I am looking at renting in the near future and wonder if there is a check list of things I need to be sure of and what owners require from tenants. Do agents push for yearly agreements ? I am not sure I want to be tied to that long.

    Thank you in advance.

I think many owners are wary of renting for more than 6 months due to the laws that protect the renter. A couple down our road let out long term to a Spanish family and they had a huge problem getting them out when the time came for them to move.

Rental wise, there are many bargains to be had right now so you can be choosy (and cheeky asking for discount). I can't imagine any agents putting up the price right now, I'm sure they'd just be glad to rent out a property.

A guy next to us rents the same house each year for 6 months, then he goes off and does his own thing. Six months later he's back re-renting it. He and the owner have a good relationship that works for them.

Things to look out for include:
-Clearly documenting what you pay and what the owner pays (sumo, water rates, electricity etc),
-Ensuring how/when your deposit is returned,
-Use a reputable agent (local recommendations if at all possible before committing to any rental),
-Agree the itinerary (if renting for a longer period) upfront.
Thinks that if all economists were laid end to end, they would not reach a conclusion

Thanks, both agents seem to be saying yearly contract. They are both local and recommended by people I know and they found them houses. One return viewing tomorrow and two more to view this week.
